What I'd Build First for a Letting Agent, and Why

First build: the landlord-facing pages, not the property search. Tenants find properties on Rightmove and Zoopla regardless of what your site does; landlords choosing an agent are the audience your website can actually win. That means published management fees, your client money protection scheme and redress membership displayed and linked, and a page on how you handle compliance (gas certificates, deposits, right-to-rent) that proves you'll keep them legal.

What I'd reject: building a portal-clone property search as the site's centrepiece. It duplicates what the portals do better, costs real money to maintain, and serves the audience that was never choosing you anyway. A simple, fast listings feed satisfies tenants; the build budget belongs on the landlord side.

The rules your website has to respect

  • Client money protection schemes: CMP membership is mandatory and must be displayed, including on the website; make it a linked badge, not small print
  • Tenant Fees Act 2019: defines what tenants can be charged; your fees pages for both audiences need to match it exactly
  • Propertymark: the leading professional body; a linked membership tells landlords you're audited, not just insured
