What I'd Build First for an Estate Agent, and Why
First build: properly structured listing pages with the material information that Trading Standards now expects up front: price, tenure, council tax band, and the rest, marked up with structured data so the listings are eligible for rich results. Most agents treat the portal as the real shop window and their own site as a brochure; structured listings turn the site back into a lead source instead of a business card.
What I'd reject: the "free instant valuation" widget as the site's centrepiece. They generate volume, but the leads are notoriously cold, and the widget vendors usually get the data. A strong local-area guide section, written from real market knowledge, attracts vendors who are actually moving.
